Why Apartment Applications Get Denied
Denials usually come down to one of these. Tell us which ones fit you.
A low credit score or collections on your report
Broken lease from a prior community you owe money to
Eviction filed, granted, or dismissed on record
Misdemeanor or felony on your background check
Chapter 7 or Chapter 13 bankruptcy on your credit report
No credit history yet, or a credit file too thin to score
7 Screening Issues We Handle for Second Chance Renters
Bad Credit in Dallas
Low score or collections? Some Texas communities take a risk fee or a guarantor instead of a flat denial. Our search help is free.
Bankruptcy in Dallas
A Chapter 7 or Chapter 13 on your credit report doesn't rule you out. Some communities would rather see a discharged bankruptcy than active collections.
Broken Lease in Dallas
Left a lease early and still owe a balance? A broken lease is not the same as an eviction, and many communities treat it differently.
Criminal Background in Dallas
Criminal screening runs separately from credit and rental history, so good credit won't cover a record. We work with renters who have a misdemeanor or felony on record.
Eviction in Dallas
For renters with a formal eviction on record. It’s one of the tougher rental history problems to get past.
Guarantor & Cosigner in Dallas
If you don't pass screening and don't have a personal cosigner, a guarantor company can cosign the lease for a fee.
No Credit History in Dallas
No score often gets denied the same way a low score does. We help renters with a thin credit file or none at all.

More Than 20 Years in Texas Real Estate Between Us
Real Relationships With Property Managers
Between us we have more than 20 years in Texas real estate, and we talk with property managers about their screening every day. Rules shift over time, so we call the property again before we send it to you if anything looks unclear.
We Read Screening Reports Every Day
LeasingDesk, SmartMove, AppFolio: we read the screening reports the way property managers do, so we can tell what triggers a denial.
100% Free to Renters
Communities pay our referral fee from their advertising budgets. You pay nothing. We only get paid after you sign a lease.
No Credit Check Apartments Across Dallas-Fort Worth
Some DFW property managers screen flexibly, and we talk with them all the time. Some Uptown high rises and Plano mid rise communities may take a risk fee instead of denying you for weak credit. Garden style complexes in Arlington, Irving, and Grand Prairie often rent for less, and several of them offer conditional approval.
We're brokered by Spirit Real Estate Group, LLC (TREC #562021). We keep a running list of which DFW communities screen through RealPage LeasingDesk, TransUnion SmartMove or AppFolio. Knowing that before you apply can save you another $50 to $75 application fee.
We work with communities near NorthPark Center and DART rail stops, east in Mesquite and Garland, and north in Richardson. North of I-635, some suburban communities in Carrollton and Addison screen more loosely. Both cities have stops on the DART Silver Line, which opened in October 2025 and runs from DFW Airport to Plano.
Got a screening issue, a rent target and a part of Dallas in mind? Send those over and we'll answer with communities to look at. The list is free, and weekend requests most likely get a reply Monday.

Dallas Apartment Questions, Answered
How quickly will I get a property list for the DFW area? +
We usually reply the same day, and the list comes back in 24 to 48 weekday hours. We cover all of Dallas County and suburbs like Arlington, Irving, Garland, Mesquite, and Carrollton.
Do you work with communities in Arlington and the Mid-Cities, or only Dallas proper? +
We cover the DFW suburbs too: Arlington, Irving, Grand Prairie, Mesquite, Garland, Carrollton, Addison, and Plano, plus central Dallas. Many of the second chance communities we work with are in the suburbs. Where rent is lower, the income you need is lower too.
How do Dallas County JP court records affect my apartment applications? +
Texas evictions go through Justice of the Peace courts, and anyone can search Dallas County JP records. Even a dismissed eviction can show up on a screening report. We track which screening company each DFW community uses and how it treats a dismissed filing. That often decides which applications are worth your fee.
What income do I need for a second chance apartment in Dallas? +
As of 2026, the usual Dallas bar is about 3x the monthly rent in gross income. Risk fee communities across DFW often ask for 3.5x to 4x. We hold your income up against each community’s stated minimum before we suggest it. That saves you from paying $50 to $75 just to hear no.
Can you find apartments near Uptown or the medical district if my credit is weak? +
Some properties in Uptown and near the Southwestern Medical District accept a one time risk fee if your credit is weak. If those are out of your income range, we’ll say so. Then we point you to similar properties in North Dallas or Addison. Approval is still each property’s call.
Where can I find no credit check apartments near me in Dallas? +
We help renters across the DFW metro, from Uptown Dallas and NorthPark Center to Arlington, Irving, Plano, Garland, and Mesquite. Give us your screening issue and the area you want, and we'll send a list of communities to look at. No cost, no credit pull.
