About Us

About the No Credit Check Apartment Team

Our team finds apartments for people whose screening keeps coming back with a problem. Maybe it's credit trouble, an eviction, an old lease you broke, a record or a bankruptcy. Maybe it's a thin credit file, or a landlord who wants a cosigner. We work with files like that every week in Houston, Dallas, Fort Worth, San Antonio and Austin. We're licensed in Texas through Spirit Real Estate Group, LLC, and renters never pay for our help.

Why screening problems are all we do

Denial letters don't say much. A score that sinks you at one property might only mean a risk fee at the complex next door. Same with an eviction from a few years ago. One manager won't touch it, and another wants proof the balance is paid before taking a look.

Renters usually figure this out the expensive way, paying fee after fee. Our job is to know where those lines sit before you pay anything. Between us we've spent more than 20 years in real estate. Most of each day goes to phone calls with leasing staff across five Texas metros.

That's why this whole site sticks to the things that get applications denied. Each one has a page of its own: bad credit, a broken lease, an eviction and a criminal background. The rest cover a bankruptcy, no credit history, and needing a guarantor or cosigner.

What happens after you reach out

  1. Tell us everything. Use the search form or call 877-650-5040. We need the city, your rent range and when you want to move. Be honest about what a screening will turn up. That might be a low score, an eviction, a balance with an old landlord, a record, or pay that's tough to prove.
  2. We compare it with our notes. Leasing offices hear from us daily, and we log what each one accepts on credit, eviction age, unpaid balances, records and income. Policies change when occupancy drops or new staff come in, so any rule we have doubts about gets a fresh phone call first.
  3. You get a list by text and email. It names the communities we think fit and comes with a map so you can see where they are. Expect it within 24 to 48 weekday hours. Weekend requests are most likely answered Monday.
  4. Check your favorite before applying. When one stands out, ask that office to confirm the exact unit, rent and fees before you fill out an application.
  5. Write our name in the referral spot. Listing No Credit Check Apartment Team as your locator lets us stay in touch with the office as they review you. Approval is always the property's decision.

Typical costs when screening is the issue

Here's what tends to come up in the five metros we cover. Every property sets its own terms, so use these as ballpark figures only.

Cost or requirementCommon range
Risk fee tied to creditOften a few hundred dollars
Income neededAround three times the rent at a lot of properties
Guarantor service feeRoughly 70% to 110% of a month's rent with services such as TheGuarantors or OneApp
Application fee$50 to $75 each, and you usually don't get it back

What we can't do for you

Nobody on our team can guarantee you'll be approved. That decision belongs to the property, and its standards can shift month to month.

We don't give legal, debt or settlement advice, and we have no way to remove items from a credit or screening report. Clearing a balance with a former landlord tends to help. If a report looks wrong to you, ask the screening company about its dispute process. A local legal aid office can walk you through it.

Commute planning isn't something we offer either. Your list comes with a map, so you can judge distances yourself.

Where our fee comes from

Our service costs renters nothing. The property pays us once someone we referred signs. That amount usually lands between 50% and 100% of a month's rent, and it comes out of money the community already sets aside for advertising.

That's why the office needs to see our name on your application. It's how we're able to check in for you, too.

We search inside the rent range you set. Steering you toward a place you can't afford makes no sense for us. The application would fail the income test, and no fee would get paid.

Money you spend on deposits, application fees, risk fees or a guarantor service goes to the property or that company. None of it comes to us.

Look up our license

Our brokerage is Spirit Real Estate Group, LLC, which holds broker license #562021 from the Texas Real Estate Commission. You can confirm it yourself through TREC's public license holder search.

State rules call for two notices for every renter we work with. Read them here: the Consumer Protection Notice (PDF) and Information About Brokerage Services (PDF).
