Move-In Budget Planner

Compare a deposit option and a guarantor option against the cash you have for the move. Count application fees and moving costs in your budget too.

Your entries stay on this page only as long as it's open. Nothing gets sent to us or saved by this tool. Use the reset or clear button to wipe your entries, or Print / save as PDF to keep a copy.

Start with your own numbers

Type in quotes from the community or your best guesses, in dollars. The example numbers are a starting point, not a price quote. Put zero for any cost that doesn't apply. For application fees, count every adult and every property you plan to apply to.

Use the amount due when you move in, including any prorated rent.
A guarantor may still require a separate deposit.
Enter the actual fee due upfront; check renewal charges separately.

Ask before paying

  • Can you get the fee back, and when?
  • Is this everything you owe before you get the keys?
  • Does the community take this guarantor company? We can check that for you.
  • Are there monthly charges or renewal fees on top of these upfront costs?

This compares the cash you need to move in. It doesn't compare total lease costs, and it can't tell you whether you'll qualify.
