Why Irving Applications Get Denied

One flag on a report can sink an application. See which of these apply to you.

A low credit score or collections on your report

Broken lease from a prior community you owe money to

Eviction filed, granted, or dismissed on record

Misdemeanor or felony on your background check

Chapter 7 or Chapter 13 bankruptcy on your credit report

No credit history yet, or a credit file too thin to score

Real Relationships With Property Managers

Our team has more than 20 years in Texas real estate between us. We talk with property managers about their screening every day. Policies change, and we recheck a community's criteria with its office whenever we're unsure.

We Read Screening Reports Every Day

LeasingDesk, SmartMove, AppFolio: we read the screening reports the way property managers do, so we can tell what triggers a denial.

Second Chance Apartments From Las Colinas to South Irving

Irving's rentals look very different from north to south. Las Colinas has newer mid rise buildings near the Urban Center and the Toyota Music Factory. South of SH-183, older garden style complexes and duplexes fill much of South Irving and the Heritage District.

McKesson and Caterpillar both moved their headquarters to Irving, and Las Colinas communities often screen tightly. Some may take a risk fee or a guarantor such as TheGuarantors or OneApp. Older South Irving properties may be more open to a low score or a paid off balance. We check each one's criteria first.

The DART Orange Line runs through Las Colinas to DFW Airport, with stops like Las Colinas Urban Center and University of Dallas. The Trinity Railway Express stops in the Heritage District. Past Irving evictions show up in Dallas County court records. When Irving doesn't fit, we look in Grand Prairie, Coppell and Farmers Branch.

Send us three things: your screening issue, target rent, and target neighborhood. We'll write back with Irving communities to look at, free. Weekend messages most likely get a reply on Monday.

Irving Renter Questions

How quickly can you send Irving options? +

We tend to reply the same day. An Irving list takes 24 to 48 weekday hours. Weekend messages most likely get our answer Monday.

Can I get into a Las Colinas apartment with bad credit? +

Sometimes. A few Las Colinas communities may take a risk fee or a guarantor company instead of a flat no. Rents there often run high, so income can be the bigger problem. If so, we'll say it and look at South Irving or Grand Prairie.

Which parts of Irving are close to DFW Airport? +

Las Colinas and Valley Ranch sit on the north side, closer to the airport. The DART Orange Line runs from Las Colinas to DFW Airport. We can look near a station if you'd rather not drive.

How do Irving evictions affect my application? +

Irving is all in Dallas County, so evictions go through Dallas County Justice of the Peace courts. A granted eviction weighs more than a dismissed one, though both can show up. A balance still owed to the old landlord makes it harder.

How much income do Irving communities require? +

The usual bar as of 2026 is about 3x the monthly rent in gross income. Expect a higher bar at a community that charges a risk fee. South Irving rents often run lower, so the income target can be easier there.

Does your Irving help cost anything? +

No, it's free for renters. When a renter we referred signs a lease, the community pays us a referral fee.
