How Credit Screening Works in Texas
Texas apartment communities pull credit through screening companies like TransUnion SmartMove, RealPage, and AppFolio. Rental history comes from sources like RealPage's LeasingDesk and Experian RentBureau. An old apartment balance can show up as a collection from an agency like NCAC. The credit report shows your score, collections, charged off accounts and late payments, and some systems then compare your monthly debt to your stated income. Some communities hold those numbers against a hard cutoff, and anything below the line is an automatic no. Others use a conditional approval band, where the community may still accept you with a risk fee or a larger deposit.
We track which communities use which method. Knowing that before you apply can save you a $50 to $75 fee at a property that was never going to say yes.
How Risk Fees and Guarantors Can Help
Our agents are TREC licensed and brokered by Spirit Real Estate Group, LLC (TREC #562021). We look for communities that may consider your situation, like ones with no hard credit score minimum or with conditional approval. Where a property offers them, we walk you through risk fee options or third-party guarantor services it accepts. Fees and rules vary, and each community makes its own approval decision.
Bad credit on its own, with no eviction or criminal record, leaves more doors open than most of the problems we work on. Some Dallas Uptown high rises may still look at a score below 500. Some Austin garden style communities, and some Houston mid rise buildings near the Medical Center, may take scores in the 500s. From the Fort Worth suburbs to San Antonio, where you apply often matters more than the score itself.
What Do Texas Apartments Actually Look at Beyond Your Score?
Your score is only part of it. Here's what else they look at:
- Collections type: medical debt often gets discounted; debt you owe a past landlord does not
- Debt compared to income: heavy monthly debt for your income can worry a community more than the score does
- How recent your late payments are: a payment 30 days late three years ago counts for much less than one from three months ago
- Whole application: solid income, a steady job, and clean rental history can offset a low score at many communities
