Why Plano Applications Get Turned Down
Plano has a lot of newer, pricier communities, and plenty of them screen tightly. Pick the issues that show up on your report.
A low credit score or collections on your report
Broken lease from a prior community you owe money to
Eviction filed, granted, or dismissed on record
Misdemeanor or felony on your background check
Chapter 7 or Chapter 13 bankruptcy on your credit report
No credit history yet, or a credit file too thin to score
7 Screening Issues We Help Plano Renters With
Plano evictions are filed in Collin County justice courts. Communities here screen through vendors like RealPage LeasingDesk, TransUnion SmartMove and AppFolio, and each one reads a report its own way.
Bad Credit in Plano
Low score or collections? Some Texas communities take a risk fee or a guarantor instead of a flat denial. Our search help is free.
Bankruptcy in Plano
A Chapter 7 or Chapter 13 on your credit report doesn't rule you out. Some communities would rather see a discharged bankruptcy than active collections.
Broken Lease in Plano
Left a lease early and still owe a balance? A broken lease is not the same as an eviction, and many communities treat it differently.
Criminal Background in Plano
Criminal screening runs separately from credit and rental history, so good credit won't cover a record. We work with renters who have a misdemeanor or felony on record.
Eviction in Plano
For renters with a formal eviction on record. It’s one of the tougher rental history problems to get past.
Guarantor & Cosigner in Plano
If you don't pass screening and don't have a personal cosigner, a guarantor company can cosign the lease for a fee.
No Credit History in Plano
No score often gets denied the same way a low score does. We help renters with a thin credit file or none at all.

More Than 20 Years in Texas Real Estate Between Us
Real Relationships With Property Managers
Our team has more than 20 years in Texas real estate between us. We talk with property managers about their screening every day. Policies change, and we recheck a community's criteria with its office whenever we're unsure.
We Read Screening Reports Every Day
LeasingDesk, SmartMove, AppFolio: we read the screening reports the way property managers do, so we can tell what triggers a denial.

Second Chance Apartments From Legacy West to East Plano
Plano is mostly in Collin County, with a small corner in Denton County. Rents climb toward the west side, where newer mid rise communities sit around Legacy West and Granite Park near the Dallas North Tollway. Older garden style complexes are easier to find along US-75 and in East Plano. That side of town is often where we start for a renter with a lower score.
Toyota Motor North America is headquartered in Plano, and big office campuses fill the Legacy area. Some communities on that side take a risk fee or a guarantor instead of a flat no. A guarantor company such as TheGuarantors or OneApp usually costs about 70% to 110% of one month's rent. Evictions here go through the Collin County Justices of the Peace, so we look at how each property reads those records.
If you'd rather ride than drive, the DART Red Line stops at Downtown Plano and Parker Road. The DART Silver Line opened in October 2025 with Plano stops at 12th Street and Shiloh Road. Living near a station can take a car payment out of the math. When Plano rents run past your budget, we look at Richardson and Garland too.
Send us three things: your screening issue, target rent, and target neighborhood. We'll write back with Plano communities to look at, free. Weekend messages most likely get a reply on Monday.

Getting around
US-75 and the Dallas North Tollway carry most north and south traffic. The Bush Turnpike and the Sam Rayburn Tollway run east and west. Plano has no interstate. DART rail reaches downtown and the south side, so some renters pick a community by its station.
Highways: US-75 (Central Expressway), Dallas North Tollway, President George Bush Turnpike, Sam Rayburn Tollway (SH-121), Preston Road (SH-289)
Transit: DART Red Line (Downtown Plano, Parker Road), DART Silver Line (12th Street, Shiloh Road)
Plano Renter Questions
How soon will I hear back about Plano apartments? +
We usually reply the same day you write. Your Plano list takes 24 to 48 weekday hours. Messages sent on a weekend most likely get a reply Monday.
Do communities near Legacy West ever take bad credit? +
Some do, often with a risk fee or a guarantor instead of a flat denial. Newer buildings on that side tend to cost more, so the income bar is higher too. If the numbers don't work, we'll say so and look at East Plano or Richardson.
Can I live near a DART station in Plano with a past eviction? +
Possibly. A few communities near the Red Line and Silver Line stops may consider an older or dismissed eviction. Money still owed to a past landlord makes it harder. Paying it off and getting a zero balance letter often opens more doors.
Where are Plano evictions filed? +
Texas evictions go through Justice of the Peace courts. Most Plano addresses are in Collin County, with a small Denton County corner. A dismissed case can still show on a screening report, so tell us about it up front.
How much income do Plano communities want? +
As of 2026, about 3x the monthly rent in gross income is the usual bar. Risk fee communities often accept 2.5x to 3x. We compare your income with each community's minimum before it goes on your list.
Is there a credit score that works in Plano? +
No single number. Many communities set a minimum score, and it varies by property. Some may take a risk fee or a guarantor if you fall below it. We check each community's criteria for you.
Do I pay you anything? +
No. Our help is free to renters. The community pays us a referral fee when a renter we referred signs a lease.
