Why Schertz Applications Get Denied

Credit, rental history and background get checked separately. A problem in any one can stop an application.

A low credit score or collections on your report

Broken lease from a prior community you owe money to

Eviction filed, granted, or dismissed on record

Misdemeanor or felony on your background check

Chapter 7 or Chapter 13 bankruptcy on your credit report

No credit history yet, or a credit file too thin to score

More Than 20 Years in Texas Real Estate Between Us

Real Relationships With Property Managers

Our team has more than 20 years in Texas real estate between us. We talk with property managers about their screening every day. Policies change, and we recheck a community's criteria with its office whenever we're unsure.

We Read Screening Reports Every Day

LeasingDesk, SmartMove, AppFolio: we read the screening reports the way property managers do, so we can tell what triggers a denial.

100% Free to Renters

Communities pay our referral fee from their advertising budgets. You pay nothing. We only get paid after you sign a lease.

Finding Apartments in Schertz, From FM 3009 to I-35

We have more than 20 years in real estate between us, and our help is free to renters. Schertz keeps an older core around Downtown Schertz, just north of Cibolo Creek. Communities sit along main roads like Schertz Parkway, FM 3009, FM 78 and FM 1518.

Cibolo Creek marks the line between Guadalupe and Bexar counties, and part of the city reaches into Comal County. Each county has its own justice courts, so a past eviction could be filed in any of them. We look up how each community reads that record. That can spare you a $50 to $75 application fee at a place that won't consider it.

JBSA-Randolph sits on the southwest edge of town, and Universal City borders the base too. Amazon's SAT1 fulfillment center is in Schertz. New homes are going up in places like The Crossvine off FM 1518. Up the road, Northcliffe and Garden Ridge sit toward New Braunfels.

Send us three things: your screening issue, target rent, and target neighborhood. We'll write back with Schertz communities to look at, free. Weekend messages most likely get a reply on Monday.

Schertz Renter Questions, Answered

How fast will I get a Schertz list? +

We usually reply the same day. The list takes 24 to 48 weekday hours to put together. Weekend messages most likely get a reply Monday.

Which county handles an eviction for a Schertz address? +

That comes down to the address. The old town center is in Guadalupe County, and land south of Cibolo Creek is in Bexar County. Part of the city is in Comal County. Each runs its own justice courts. We look at how each community treats any filing before we suggest it.

Can I rent near Randolph without much credit history? +

Often, yes. A thin file is a different problem from a bad one. Some communities near Randolph and FM 3009 may consider income and rental history instead. Others ask for a bigger deposit or a guarantor.

What about a low credit score? +

Many communities set a minimum score, and we check each one for you. Some may consider a lower score with an extra fee. A guarantor company such as TheGuarantors or OneApp is another route, usually costing about 70% to 110% of one month's rent.

What income will Schertz communities ask for? +

As of 2026, about 3x the monthly rent in gross income is typical. Communities with a risk fee usually ask for 2.5x to 3x. Tell us your real budget and we'll keep the list inside it.

Do I pay for your help? +

No. We're free to renters. When a renter we referred signs a lease, the community pays us a referral fee.
