Real Relationships With Property Managers

Our team has more than 20 years in Texas real estate between us. We talk with property managers about their screening every day. Policies change, and we recheck a community's criteria with its office whenever we're unsure.

We Read Screening Reports Every Day

LeasingDesk, SmartMove, AppFolio: we read the screening reports the way property managers do, so we can tell what triggers a denial.

100% Free to Renters

Communities pay our referral fee from their advertising budgets. You pay nothing. We only get paid after you sign a lease.

Where We Look for Apartments in and Around Converse

We're the No Credit Check Apartment Team, brokered by Spirit Real Estate Group, LLC (TREC #562021). Converse is a suburb northeast of San Antonio. FM 78 and FM 1976 run through town. Loop 1604 runs along the east side, between the city and the base, and I-10 passes to the south.

A past eviction here is filed with a Bexar County justice court. Screening reports can pick that up even when the case was dismissed. We look up how each community treats an eviction or a broken lease. That way your $50 to $75 application fee goes where your record may fit.

Nearby towns widen the search. Universal City and Live Oak border Converse to the north, and Schertz lies to the southeast. Kirby and Windcrest are a short drive west. The Forum shopping center in Selma and Northeast Lakeview College in Universal City are close by.

Send us three things: your screening issue, target rent, and target neighborhood. We'll write back with Converse communities to look at, free. Weekend messages most likely get a reply on Monday.

Converse Apartment Questions

How quickly can I get a Converse list? +

We usually reply the same day. Your list follows in 24 to 48 weekday hours. Our hours are Monday to Friday 9am to 6pm and Saturday 10am to 5pm.

Do you cover the towns around Converse? +

Yes. We look at Universal City, Live Oak, Windcrest, Kirby, Selma and Schertz. Screening rules differ from one community to the next. We check each one before you pay a $50 to $75 application fee.

I work near Randolph and have no credit history. Can I still rent? +

Possibly. A thin file is a different problem from a bad one. Some communities near Randolph and I-10 may consider income and rental history. Others want a larger deposit or a guarantor.

How does an eviction affect a Converse application? +

Texas evictions are filed in Justice of the Peace courts, and Converse cases go to Bexar County. Communities read those filings differently, dismissed ones included. We look up each community's rules before it goes on your list.

What credit score do Converse communities want? +

Many set a minimum score, and it varies by community. Some may consider a lower score with an extra fee or a guarantor company such as TheGuarantors or OneApp. Those companies usually charge about 70% to 110% of one month's rent.

How much income do I need? +

As of 2026, many communities ask for about 3x the monthly rent in gross income. Risk fee communities often accept 2.5x to 3x. A lower rent target makes that easier to meet.

Is there a fee for your help? +

No. We're free to renters. The community pays our referral fee when a renter we referred signs a lease.
