The Danger of CPNs and Fake Paystubs When Renting

Don’t use a CPN or a fake paystub on an apartment application. If you can’t get a document the property asks for, ask what else it will take that’s real. Walk away from anyone selling a new rental identity or a guaranteed approval.

Renter looking concerned at a suspicious online rental offer on a phone

The short answer

Most Texas communities run a credit and ID check that can catch these numbers. A CPN won't line up with your name, birth date and history. And plenty of communities will consider real bad credit. Many use conditional approval and look at your whole file. That means your income, rental history, the kind of collections you have, and how long ago the issue happened.

We're the No Credit Check Apartment Team, a licensed real estate team brokered by Spirit Real Estate Group, LLC (TREC #562021). As a team, we have more than 20 years in real estate. We work with property managers in Dallas, Fort Worth, Houston, Austin and San Antonio. That's how we point renters with credit problems to communities whose criteria may fit them as they are.

What it actually means for your application

  • How Texas property managers catch fake paystubs, and what happens next
  • The legal second chance path: risk fees, deposits, cosigners and guarantors
  • What to gather before you apply

Many Texas management companies run paystubs through fraud detection tools. Those tools read the hidden file data inside the PDF and check that your employer is real. Turn in a forged document and you'll be denied, you'll lose the application fee, and your name may get flagged at the company's other properties. Don't count on a leasing agent just glancing at it.

Snappt's 2026 Multifamily Fraud Report looked at nearly 1.5 million applications from 2025 and found an average fraud rate of 5.1 percent. Scammers now use template sites to crank out fake paystubs that look just like real ADP or Paychex records. Some even set up fake company websites and phone numbers to get past a basic employment check.

We've seen applicants in Houston and Dallas buy these packages on social media. Most bundle a CPN or a stolen Social Security number with doctored bank statements.

What Happens When You Get Caught With a Fake Paystub

Fraud software checks the math. It flags tax withholding that doesn't add up, or pay amounts too round for a real payroll system.

If it catches tampering, here's what usually follows:

  • Instant Denial: You lose your $50 to $75 application fee right away.
  • Bans Across a Whole Company: A large management company can flag your name at every property it runs.
  • Legal Trouble: Using a CPN in place of your Social Security number is a federal crime. A forged paystub can be charged as forgery under Texas law.
  • Eviction Risk: If fraud turns up after you move in, the landlord can end your lease and file an eviction that follows you.

The legal route works better anyway. Be upfront about your credit and offer a risk fee, a higher deposit, a cosigner or a guarantor company. Communities that take bad credit set up those options for exactly this situation.

How Texas communities handle it

Texas communities hand your application to outside screening companies like TransUnion SmartMove, RealPage LeasingDesk, and AppFolio. Each one pulls up different financial data, and each management company reads it differently.

Rental screening scores aren't built for the same job as the score a card company uses. TransUnion SmartMove's ResidentScore, for example, runs from 350 to 850. It's built from your credit report, but it's tuned to predict evictions, not loan defaults.

TransUnion says its 2016 research found ResidentScore catches 15 percent more evictions than a typical credit score. TransUnion puts the gain for renters who skip out on a lease at 19 percent. A bought identity with a decent score still has to get past an ID check, an income check and a rental history search.

Why Searching Online Doesn't Help

People burn $50 to $75 per rejected application. Searching “no credit check apartments” turns up generic pages that skip these details. Know what screening really checks, and your next fee goes to a community where a yes is possible.

What to do next

You don't need a CPN. You need communities whose criteria can work with your real credit. No one can promise an approval, but applying only where your real score fits cuts down on lost fees.

Send us your real score, income and rental history. We usually answer the same day and send Texas communities worth a look within 24 to 48 weekday hours. Weekend requests most likely hear back Monday. This service is completely free to you. Communities pay us the referral fee out of their advertising budgets.

In the meantime, pull together your real pay stubs and your last two or three months of bank statements.

Put this advice into practice

Avoid rental listing scams

Search the address, then call the property manager at a number you looked up yourself to check the listing is real. Ask who has the right to rent the home. Unusually low rent, pressure to pay immediately, and demands for gift cards, cryptocurrency or wire transfers are warning signs. Before you send money or personal documents, know exactly who’s getting them. A tour doesn’t prove the person showing the place has the right to rent it.
