More Than 20 Years in Texas Real Estate Between Us

Real Relationships With Property Managers

Our team has more than 20 years in Texas real estate between us. We talk with property managers about their screening every day. Policies change, and we recheck a community's criteria with its office whenever we're unsure.

We Read Screening Reports Every Day

LeasingDesk, SmartMove, AppFolio: we read the screening reports the way property managers do, so we can tell what triggers a denial.

Communities pay our referral fee from their advertising budgets. You pay nothing. We only get paid after you sign a lease.

From First Colony to Telfair: Sugar Land Apartments

Much of Sugar Land grew up as planned communities. First Colony is the big one, around Sugar Land Town Square and First Colony Mall. Out west you'll find Telfair and New Territory. Imperial has grown up around Constellation Field. Newer buildings in these areas can cost more, which makes the income rule harder to meet.

If Sugar Land rents stretch your budget, we often look next door. Stafford and Missouri City sit to the east, and Richmond is to the southwest. Some complexes there may rent for less. As of 2026, plan on gross income of about 3x the monthly rent at most communities, and more at some risk fee properties.

Evictions from a Sugar Land lease are heard in Fort Bend County Justice of the Peace courts. For commuters, Fort Bend Transit runs weekday buses from park and ride lots at University of Houston Sugar Land and in First Colony. Routes reach places like the Texas Medical Center and downtown Houston. Give us your work address, and we'll keep your list near your route.

Send us three things: your screening issue, target rent, and target neighborhood. We'll write back with Sugar Land communities to look at, free. Weekend messages most likely get a reply on Monday.

No Credit Check Apartment Questions From Sugar Land Renters

How long does a Sugar Land list take? +

We usually write back the same day. Your list of Sugar Land communities takes 24 to 48 weekday hours. Messages sent on a weekend most likely get a reply Monday.

Where are Sugar Land evictions filed? +

In Fort Bend County Justice of the Peace courts. Stafford and Missouri City each have a small piece in Harris County, so a lease there could fall under Harris County instead. We look at which county's record shows up on your report.

Can I rent in Sugar Land with no credit history? +

Some communities may consider bank statements or an offer letter. Others want a larger deposit, a cosigner or a guarantor company. We check which route each Sugar Land community allows before you apply.

Will a Sugar Land apartment take a guarantor? +

Some will. Guarantor companies such as TheGuarantors and OneApp cosign the lease for a fee. That fee usually runs about 70% to 110% of one month's rent. Each property decides whether it accepts one.

What does your Sugar Land search cost? +

Nothing. The community pays our referral fee when a renter we refer signs a lease. You don't pay us anything.
