The short answer
Some Texas properties take bank statements or employment verification as proof you can pay, but don’t count on that paperwork replacing the credit check. Plan on showing income of 2.5 to 3 times the rent. Bring the last 2 to 3 months of official PDF statements. If you work for yourself, plan on 3 to 6 months plus a 1099 or tax return.
We’re the No Credit Check Apartment Team, a licensed real estate team brokered by Spirit Real Estate Group, LLC (TREC #562021). We’ve put in more than 20 years in real estate between us, working with property managers across Dallas, Fort Worth, Houston, Austin and San Antonio. We keep track of which Texas properties say they accept alternative proof.
What that means for you
Alternative verification means proving you can pay with the money coming into your account instead of a credit score. Property managers usually want you to show income of 2.5 to 3 times the monthly rent.
How Much Income You Need
Say the apartment you want rents for $1,250 a month. At 3x, you'd need about $3,750 a month in income, and your deposits have to back it up. Property managers figure your real income with their own set of rules.
- Gross Income Rule: Most properties want gross monthly income of 2.5 to 3 times the rent. With bank statements, your deposits are the proof.
- Gig Worker Averages: If your income goes up and down, they’ll average your deposits across the statements you send.
- Business Expense Deductions: If you work for yourself, a reviewer may subtract regular business expenses from your deposits, which lowers the income they count.
How to Put Your Documents Together
We see good applications stall when the documents come in the wrong format. Send the official files the screening software expects. Screenshots and app summaries often get turned down.
Download the official PDF statements straight from your bank’s website so the name on every statement matches your ID.
| How You Earn | What to Bring | Common Mistake |
|---|---|---|
| Renters Who Work for Themselves | 3 to 6 months of full bank statements (PDF) | Sending pages with too much blacked out |
| Gig Workers | 1099 forms plus 3 to 6 months of bank statements | Sending app screenshots instead of official forms |
| Workers Paid in Cash Tips | Signed letter from your employer plus a record of deposits | Not depositing cash regularly before applying |
How Texas communities handle it
Texas property managers use a mix of screening vendors, including TransUnion SmartMove, RealPage LeasingDesk, and AppFolio. Some check Experian RentBureau rent data too. Each one shows different financial information, and every community reads it differently.
We often see renters burn $50 to $75 per rejected application at places that were never going to accept their proof. Communities want to fill empty units fast. Every empty day costs them rent, and clear, complete paperwork makes it easier for them to say yes.
What the common screening tools check:
- AppFolio: Its FolioScreen tools can verify your income and check your paperwork for signs of fraud.
- RealPage AI: Uses data from more than 30 million past lease outcomes to predict whether you’ll finish your lease.
- Experian RentBureau: Looks at your past rent payments, as reported by management companies and rent payment services.
In the big metro areas, you almost can’t avoid these automated checks. If you've never had credit at all, see our full guide on no credit history.
What to do next
Send us what you have. We usually reply the same day, and within 24 to 48 weekday hours we’ll tell you which Texas communities say they take that kind of proof.
Communities pay us the referral fee out of their marketing budgets, so it’s completely free to you. We compare your paperwork with the screening criteria we track, so you know where you stand before you pay application fees.
