Broken Lease

Looking for an apartment with a broken lease in Texas? Our free locating service helps you sort out your options, and we track how each community treats rental history. When you explain what happened, keep three things apart: the balance they say you owe, how the lease ended, and any court case.

## Sound familiar?

A few things to sort out before your next application.

Being told a broken lease is the same as an eviction when many communities treat them very differently

Not knowing whether paying off the old balance will actually help your chances

Applying without knowing which screening company the community uses or what it will show

Unsure whether a zero balance letter or a letter of explanation will actually help

Some Texas communities that deny every eviction may still approve a broken lease. Your chances often improve if the balance is paid or the break is two to three years old.

## How NCAC and LeasingDesk Report a Broken Lease

NCAC (National Credit Audit Corporation) is a collection agency tied to First Advantage that handles apartment balances. It can report them to Equifax, Experian, and TransUnion. RealPage LeasingDesk is a screening system that holds rental history from the communities that use it. Each shows a broken lease differently:

- NCAC collections show on your credit report with the original community, the balance owed, and the date of the debt

- LeasingDesk shows balance detail and can show whether a balance is unpaid, paid, or settled

Some communities only look at the credit report, where an NCAC collection appears. Others pull LeasingDesk rental history too. A community that checks only one source may miss what's on the other. From what we see, large management companies in Houston and DFW lean on RealPage. Smaller independent communities often stop at the credit report. That's why the property you pick can matter more than the broken lease itself.

## How We Look for Communities That Take Broken Leases

Between us, we have more than 20 years in real estate, working with property managers all over the state. We track which communities pull LeasingDesk, which stop at the credit report, and how each one treats a balance. Paid broken leases and breaks from two or three years ago open the most doors, so we start there. Where it fits, we point you to communities that offer conditional approval with a risk fee or take a letter of explanation. And we help you get zero balance documentation from the prior community or collection agency.

Bad credit and a broken lease often come together, and we work both. See our [bad credit apartment locating](/bad-credit/) page for the credit side.

## What to Have Ready for Your Search

It speeds up the match if you have:

- The community name and city where the broken lease happened

- About how much you owe and whether it's paid or unpaid

- The month and year you broke the lease, as best you can recall

- Any documentation from the prior community

Send us your details and we'll write back with communities to look at. It's 100% free to renters, since communities pay the referral fee.

## Three Steps to Your Property List

1

### Tell us the story

Tell us how much you owe, when it happened, whether it's paid, and which screening company flagged it if you know.

2

### We track who pulls LeasingDesk

We keep notes on which Texas communities pull LeasingDesk rental history and how each management company treats a broken lease.

3

### You apply with documentation

We help you get zero balance letters or letters of explanation where they make a difference. Then you apply to communities whose criteria may fit you.

## Why Talk to Us Before You Apply

### We track how NCAC and LeasingDesk report

The same broken lease can look different as an NCAC collection than it does in RealPage LeasingDesk. Some communities check only one. We target the ones that may fit your file.

### Paid vs. unpaid matters most

A paid broken lease with a zero balance letter opens more doors than an unpaid one. We track which communities care most whether it's paid.

### Not an eviction

A broken lease isn't an eviction case, and some communities that turn down evictions will still consider one. We keep track of which ones.

## Frequently Asked Questions

How long does a broken lease stay on my record? +

Several years, and how long depends on the screening company. Some report it for up to about seven years. Breaks from two or three years ago open up more communities, especially when the balance is paid.

Is a broken lease worse than an eviction? +

No, it's usually less serious. A broken lease means you left and owe money, and an eviction means a landlord took you to court. Some communities approve broken leases but not evictions.

What's a zero balance letter? +

It's a letter from your old community or the collection agency saying the balance is paid in full. It shows a leasing office your broken lease is paid, not open, and many communities treat that much better.

Do I need to pay the balance before applying? +

Not always. Some communities approve unpaid broken leases with a risk fee or letter of explanation. Paying helps, but it's not required for every path.

How long does a broken lease affect apartment applications in Texas? +

Up to about seven years on some reports, but it counts for less every year, and clean rental history after it helps too. We focus on communities that care much less about an older, paid broken lease than a recent unpaid one.
