## Why July and August matter

The planning steps below still help you get organized for a summer move.

Write down the day you need the keys. Ask the property three separate questions: how long application review takes, when you can sign the lease and the earliest move-in date. Wait for all three answers before you book movers.

## What the summer window means for renters with screening problems

More turnover means more open units at communities that consider second chance renters, and more applicants for each one. Summer gives you the most choices, but it isn’t the cheapest time to move. Rent specials usually peak in November and December, when fewer people are looking. Some Dallas high rises never advertise “second chance” at all but may take a risk fee for weak credit. Finding those places matters more than which month you apply.

Units priced right go fast in July and August. If you’re waiting for the “right” listing to pop up on Apartments.com or Zillow, you’re already behind the renters who have their paperwork ready.

## What to do before the window tightens

If you know you’ll need to move in the next few months:

- Pull your own credit report and rental history now. Your credit reports are free every week at [AnnualCreditReport.com](https://www.annualcreditreport.com/index.action), and screening companies have to give you a copy of your file when you ask. A mistake is easier to fix with 4 weeks to spare than 4 days.

- Get a paid in full letter if you ever owed a balance at a previous apartment

- Get an employment verification letter from your employer before you need it

- Reach out to a locator now for a list of communities to look at

We cover all five major Texas metros: Dallas, Fort Worth, Houston, Austin and San Antonio. Our team has more than 20 years in real estate, and we talk with property managers every day about what they screen for.

## What this means for your specific issue

If your issue is bad credit, summer turnover can help. Communities that look at your whole application have more units to fill. See our [bad credit apartment locating page](/bad-credit/) for how that works.

Evictions and broken leases stay hard all year. Summer doesn’t change those policies, but the communities that consider them have more units open. See [eviction apartment locating](/eviction/) and [broken lease apartment locating](/broken-lease/).

Criminal screening policies don’t move with the season either. Communities that review records one at a time just have more openings in summer. See [criminal background apartment locating](/criminal-background/).
