## Sound familiar?

A few things to sort out before your next application.

What does the application cost, and do I lose that money if I'm denied?

What does this property look at in its credit check?

If they offer a guarantor or a risk fee, what does it cost, in writing?

How do I keep my search inside my budget, move-in charges included?

## How Credit Screening Works in Texas

Texas apartment communities pull credit through screening companies like TransUnion SmartMove, RealPage, and AppFolio. Rental history comes from sources like RealPage's LeasingDesk and Experian RentBureau. An old apartment balance can show up as a collection from an agency like NCAC. The [credit report](https://www.annualcreditreport.com/index.action) shows your score, collections, charged off accounts and late payments, and some systems then compare your monthly debt to your stated income. Some communities hold those numbers against a hard cutoff, and anything below the line is an automatic no. Others use a conditional approval band, where the community may still accept you with a risk fee or a larger deposit.

We track which communities use which method. Knowing that before you apply can save you a $50 to $75 fee at a property that was never going to say yes.

## How Risk Fees and Guarantors Can Help

Our agents are TREC licensed and brokered by Spirit Real Estate Group, LLC (TREC #562021). We look for communities that may consider your situation, like ones with no hard credit score minimum or with conditional approval. Where a property offers them, we walk you through risk fee options or third-party guarantor services it accepts. Fees and rules vary, and each community makes its own approval decision.

Bad credit on its own, with no eviction or criminal record, leaves more doors open than most of the problems we work on. Some Dallas Uptown high rises may still look at a score below 500. Some Austin garden style communities, and some Houston mid rise buildings near the Medical Center, may take scores in the 500s. From the Fort Worth suburbs to San Antonio, where you apply often matters more than the score itself.

## What Do Texas Apartments Actually Look at Beyond Your Score?

Your score is only part of it. Here's what else they look at:

- Collections type: medical debt often gets discounted; debt you owe a past landlord does not

- Debt compared to income: heavy monthly debt for your income can worry a community more than the score does

- How recent your late payments are: a payment 30 days late three years ago counts for much less than one from three months ago

- Whole application: solid income, a steady job, and clean rental history can offset a low score at many communities

## Three Steps to Your Property List

1

### Tell us your situation

Share your score range, income, and where you want to live. We won't pull your credit to start.

2

### We send you a list

We compare your score range and income with the screening rules and rents we track for each community.

3

### You choose where to apply

We look up each property's requirements first, so pick the one you like and confirm the unit and fees. That way your application fees go where your file looks like a closer fit, though the property still decides.

## Why Talk to Us Before You Apply

### More than 20 years in real estate between us

We track which Texas property managers use flexible screening, from Dallas Uptown high rises to San Antonio garden style communities.

### We read screening reports

We read TransUnion SmartMove, Experian RentBureau, RealPage, and AppFolio reports the way leasing offices do. That helps us show you what a leasing office will notice in your file before you pay to apply.

### 100% free to renters

Communities pay our referral fee from their advertising budgets. You pay nothing, ever.

## Frequently Asked Questions

Can I get an apartment with a 500 credit score? +

It's possible at some communities, sometimes with a one time risk fee. The rest of your file matters a lot, and a 500 with no collections usually reads better than a 500 with heavy debt.

Will you check my credit before matching me? +

No. We ask about your score range and history and build your list from that. Your credit only gets pulled when you apply to a specific community, and some screening companies count that as a hard inquiry.

What's a risk fee and how much is it? +

A risk fee is a one time charge some communities use instead of a hard credit cutoff, often a few hundred dollars for credit issues. It's one way a community may approve with conditions when the answer would otherwise be no.

Are these apartments lower quality? +

No. They run from standard to luxury, and what sets them apart is the screening policy, not the building. Some Dallas Uptown high rises accept risk fees, and so do plenty of suburban garden style properties.

How fast can you find me a Texas apartment with bad credit? +

We usually write back the same day to ask about your form, then send communities whose criteria may fit your credit and budget within 24 to 48 weekday hours. Weekend requests most likely hear from us Monday. How fast a property reviews your application, and when you can move in, is up to the property.
